Electrical Safety Responsibilities For Landlords To Follow

    1. Register electronic appliances

If you’re providing electrical appliances to your tenants, make sure that you register them with their manufacturer.

Registering your electric appliances is quick and simple. You’ll get notified immediately about any safety repairs or product recalls. This allows you to act fast and prevent any potential disasters.

If the appliances in your property have been around for a few years or were bought second-hand, don’t worry! Most manufacturers allow you to register products up to 12 years old.

    2. Book an electrical safety inspection

Since 2020, regulations have required landlords in the UK to conduct electrical safety inspections.

You should make sure that a qualified electrician performs these inspections every five years. Once your property passes the safety test, you must provide a copy of your certificate to tenants and the local authorities if requested.

So what can you expect from an electrical safety assessment? During your examination, you can expect your electrician to:

  • Check the electric metre for possible defects
  • Check the capacity of the circuit breaker
  • Inspect electrical wires for fraying or damage
  • Ensure that ground fault circuit interrupters (GFCI) outlets are correctly wired

Landlords who breach their electrical inspection duties may receive a fine of up to £30,000. So, it’s best to avoid these fines altogether and stay on top of your electrical safety certificates!

    3. Respond quickly to tenant concerns

Faulty electrical work is no joke. Even something as minor as flickering lights will need to be examined (yep, seriously!). That’s because, while it may seem minor, there’s always a chance it’s the symptom of a larger issue.

If the outlets in your rental property are overheating or sparks appear when an appliance is plugged in – pay attention to it.

As the landlord, it’s your responsibility to see to such issues, act quickly, and call a qualified electrician. If the problem is minor, it may not be as urgent, but it’ll still need to be fixed as soon as possible.

    4. Uphold fire alarm regulations

People are four times more likely to die in homes with no smoke alarm. If that doesn’t scare you into checking your property’s smoke alarms then maybe you’re in the wrong business!

All landlords in England must install fire alarms on every floor of their rental property. You’ll also need to place a carbon monoxide alarm in any room containing a solid fuel appliance.

Failure to do so means getting hit with a £5,000 fine (ouch).

It’s also your responsibility to ensure all alarms get repaired or replaced if they become faulty.

Alarm regulations do not specify what type of alarm you’re required to install in your property, but hard-wired and battery-operated alarms are both accepted.
